1.        DESCRIPCIÓN DEL PROYECTO.

El proyecto comprende la reforma integral de los hoyos 10 a 18 del Real Club de Golf Las Brisas. Este proyecto es continuación del proceso de reforma yrediseño integral de los 18 hoyos, iniciados en 2012 con los primeros 9.

La reforma del recorrido parte de la modificación de los hoyos encargada por La Propiedad Kyle Phillips Golf Course Design, quien con su rediseño pretende mejorar la competitividad del recorrido, adaptándolo a las condiciones de juego actuales. Esta modificación del recorrido, implica una renovación integral de todos los elementos que componen las superficies de juego (green, tees, calles, rough, etc), así como de los servicios e infraestructuras (drenaje, electricidad, caminos, puentes, etc) que tras el paso de los años estaban muy deterioradas o inservibles.


2.        DESCRIPCIÓN DEL AVANCE DE LOS TRABAJOS.


2.1.     GENERAL.

Tras un corto mes de Septiembre de obra en el que apenas se pudieron trabajar 10 días efectivos, elmes de Octubre ha permitido iniciar casi la totalidad delas partidas planificadas.

Durante este mes, se ha avanzado principalmente en el desbroce, movimiento de tierras y moldeo, trabajos en el lago 18 y trasplantes, habiendo quedando completado con éxito el trasplante de las 2 Araucarias ejemplares.

El retraso inicial, aunque recuperado en algunas partidas, mantienen retrasadas el inicio de algunas otras como el drenaje y en especial la ejecución de los puentes que tenemos previsto iniciar a mediados de Noviembre.

De forma general, el avance en desbroce y movimiento de tierras se encuentra conforme a lo planificado, existiendo solo un retraso en el inicio de los trabajos de limpieza en el lago 18.

2.2.     DESBROCE.

El trabajo de desbroce de los primeros 10 cm de suelo persigue conseguir una base lo más limpia posible para el nuevo campo, en especial de semillas y material reproductivo de kikuyu, por su elevada presencia en la finca y los problemas que ha generado con anterioridad y todavía existentes en los hoyos 1 a 9.

A fecha de 1 de Noviembre, se encuentran desbrozados casi en su totalidad todos los hoyos salvo el 11, 12 y 15, lo que representa un 70% de la superficie total a retirar en proyecto, y un 30 % más de lo previsto en el planning para esta fecha.


2.3.     DEMOLICIONES.

Las demoliciones comprenden tanto la retirada de infraestructuras como puentes, caminos y edificaciones como la retirada de elementos de juego como greens, tees y bunkers.

Una vez cerrada la segunda certificación se han demolido el 100% de los greens, tees y bunkers conforme a lo que estaba previsto en el planning. En cuanto al resto de demoliciones, la demolición de los caminos de buggys se encuentra con adelanto respecto al planning, concretamente ejecutado en un 70%.


La pasarela de cola del lago 12 y el puente del chiringuito no se han demolido aún porque se está valorando la posibilidad de mantenerlos. El chiringuito está pendiente de ser demolido cuando la Propiedad obtenga el alta de luz para el chiringuito provisional instalado en los tees del hoyo 5.

2.4.LAGO 16-18.

Debido a motivos administrativos, los trabajos en el lago 18 se han iniciado el 15 de Octubre, 1 mes más tarde de lo previsto en el planning. El trabajo en los lagos estaba previsto en el planning como uno de los primeros trabajos ya que se pretendía evitar la época de lluvias, que dificulta los trabajos a realizar en el mismo. A partir de este día 15, se ha iniciado la excavación de lodos del lago hasta la cota a la que se han alcanzado arcillas impermeables, lo que en algunos casos ha supuesto más de 4 metros. Ha sido un trabajo difícil ya que existen filtraciones permanentes hacia ellago desde el hoyo 18, desdeel hoyo 10y la entrada permanente de agua desde el exterior del campo, lo que dificulta trabajar en seco. Para el desvío permanente del agua que entra del exterior, se abierto una zanja perimetral por el lateral del nuevo hoyo 16, que desvía el agua hasta la presa, permitiendo trabajar en seco en el lago. No obstante, los trabajos de movimiento de tierras más importantes se han finalizado (excavación de lodos y terraplenado en lateral del hoyo 18), quedando pendiente el lateral del nuevo hoyo 16, que se podrá finalizar una vez ejecutados los cimientos del puente, que permitan volver a encauzar el agua por el lago en lugar de por dicho lateral.






2.5.     MOLDEO.

El capítulo de moldeo acumula algún retraso respecto a lo planificado. Este retraso es debido por una parte a la demora inicial en el movimiento de tierras consecuencia del retraso en la obtención de la licencia de obras. Por otra parte, las modificaciones del Diseñador que afectan al área del tee del hoyo 10 y al trazado del camino de buggys en la conexión entre esta zona, el hoyo 9 y el green del 18, ha requerido que el shaper dedique más tiempo del planificado a esta zona, que a día de hoy está prácticamente finalizada.

2.6.     SISTEMA DE RIEGO.

Durante el mes de Octubre se ha iniciado la anulación de algunas acometidas antiguas de la tubería general. En el mes de noviembre se continuará con este trabajo, dejando tapadas estas acometidas tras comprobar que su estanqueidad es total.


2.7.     PAISAJISMO.

En cuanto al capítulo de paisajismo, en el mes de Octubre se han avanzado gran parte de los trabajos. Los trasplantes más numerosos (olivos y palmeras) se han ejecutado ya al 50%, el doble de avance del previsto para la fecha. Los olivos se han trasplantado tanto a lugar definitivo (tees 14, tees 13, hoyo 15) como al vivero intermedio que se ha construido en el hoyo 12, desde el cual se llevarán a lugar definitivo una vez finalizado el movimiento de tierras.




Los trabajos de mayor envergadura acometidos durante el mes de octubre han sido los relativos al trasplante de las 2 Araucarias ejemplares a trasplantar en el hoyo 15 y tees del 12 por incompatibilidad con el nuevo diseño del campo. Estos trasplantes han supuesto la intervención de las empresas especializadas contratadas por la propiedad específicamente al efecto (Dr. Arbol – Cespesol) pero adicionalmente se han necesitado 3 semanas de innumerables trabajos previos de preparación de cepellones, explanaciones para el acceso de la grúa, construcción de represas e instalación de bombas para desvío de cauces, etc, que han sido encomendados al contratista principal Garden & Golf. Tras un gran esfuerzo por parte de todos los equipos, los trasplantes se ejecutaron perfectamente en tiempo y forma y actualmente se encuentran bajo la supervisión de Dr. Árbol, quien visita semanalmente las Araucarias para evaluar su progreso. 3.        EVOLUCIÓN DE LOS TRABAJOS SEGÚN PLANIFICACIÓN.

En el presente capítulo se incluye la gráfica en la que se representa la evolución de los distintos trabajos de construcción del proyecto. En la gráfica se observa la evolución de los diferentes trabajos agrupados por capítulos respecto a la planificación inicial prevista. De esta forma, se puede observar qué porcentaje de cada trabajo se ha ejecutado en la fecha de la certificación correspondiente y si éste acumula o no retrasos respecto a su planificación original. Asímismo,es posible identificar otros trabajos que se hayan iniciado antes de lo previsto, por lo que supondrían un adelanto respecto a lo planificado.

La gráfica a continuación recoge los trabajos ejecutados en hasta fecha 1 de Noviembre. Se observa finalización y ejecución con adelanto en partidas como demoliciones, movimientos de tierra y trasplantes, e igualmente se puede observar que existen retrasos en el inicio de partidas como el drenaje o la ejecución de los puentes. Dado que estas partidas llevan retraso por motivos ajenos a la obra y se van a iniciar en un periodo más metido en el invierno su ejecución será más larga porque existirán paradas por lluvia, pero esto no tiene porqué afectar a la planificación general del proyecto. Las condiciones de lluvia de los 3 próximos meses afectarán a que estos retrasos puedan ser absorbidos más rápida o lentamente.

1.        PROJECT DESCRIPTION

The project comprises the comprehensive refurbishment of holes 10 to 18 of Real Club de Golf Las Brisas. This project continues the complete renewal and redesign process of the 18 holes that commenced in 2012 with the first nine holes.

The refurbishments of the course started with the modification of the holes the owner commissioned Kyle Phillips Golf Course Design to do, whose redesign aims at improving the competitiveness of the course and adapt it to the present playing condition. The course modification implies the complete renovation of all course elements (greens, tees, fairways, rough, etc.), and of all the services and the infrastructure (drainage, electricity, paths, bridges, etc.), which deteriorated over the years.

2.        PROGRESS REPORT.


2.1.     GENERAL.

Although September was a short month and we only could work for a total of 10 days, almost all planned tasks were started in October.

The items advanced this month are mainly stripping, earth moving and shaping, works on lake 18 and the successful transplanting of the two araucarias.

The initial delay, which was recovered for some of the items, affects some other works such as drainage and especially bridge construction, which will be started in November.

Generally speaking, works such as stripping and earth moving are going as planned. Only the beginning of the cleaning works of lake 18 is being delayed.


2.2.     STRIPPING.

Stripping on the first 10 cm of aims to achieve the cleanest possible surface for the new course, especially without seeds and kikuyu reproductive elements, due to their high presence on the site and the problems suffered before and at present at holes 1 to 9.

By the 1st of November all holes but 11, 12 and 15 were almost completely cleared, which means 70% of the total surface foreseen, and 30% more than planned for that date.



2.3.     DEMOLITION.

Demolition comprises the removal of infrastructures, i.e. bridges, paths and edifications and also playing items such as greens, tees and bunkers.

After completion of the second certification, 100% of the greens, tees and bunkers were demolished, as planned. The demolition of buggy paths is advanced and 70% of the planned work is already executed.

The back walkway of lake 12 and the bridge of the chiringuito were not demolished, as we are looking into the possibility of keeping them. The chiringuito will be demolished as soon as the proprietor gets electricity supply for the provisional chiringuito on the tees of hole 5.

2.4.LAKE 16-18.

For administrative reasons, the works on lake 18 were started on October 15th, 1 month later than scheduled. The lakes were to be done first in order to avoid the rain season, which would obstruct the works. From the 15th of October the lake mud was excavated up to an impermeable clay layer, which in some cases represented more than 4 metres. It was a difficult work because of the permanent water filtration into the lake from holes 18 and 10 and water entering continuously from outside the course, preventing works to be done under dry conditions. A surrounding ditch was excavated on the lateral side of the new hole 16 to divert the water coming from outside the golf course to the reservoir on a permanent basis in order to be able to work inside a dry lake. However, the main earth moving works are completed (digging of mud areas and embankment work of the side of hole 18), being pending to carry out the side of the new hole 16, which will be undertaken as soon as the bridge foundations are made and will enable us to direct water through the lake instead of through the aforementioned side.






2.5.     SHAPING.

Shaping works are behind schedule due to the initial delay of earth moving caused by the work permit and also by the modifications made by the Designer affecting the tee of hole 10 and the buggy paths at the point that connects this space with hole 9 and the green of hole 18, which forced the shaper to spend more time than initially foreseen in this site, which is almost finished at present.

2.6.     IRRIGATION SYSTEM.

Some old pipe connections to the main pump were eliminated during the month of October. This work will continue in November and the connections will be blocked after checking their complete water tightness



2.7.     LANDSCAPING.

Most works were advanced in October. Replanting of both olive and palm trees (the largest group), is 50 per cent completed, which doubles the advancement foreseen for this date. The olive trees were replanted at their final location, (tees 14, tees 13, hole 15) and also at the nursery built on hole 12 from where they will be moved to their final site as soon as earth moving is finished.




The large-scale works carried out in October consisted of replanting the 2 araucarias next to hole 15 and tees of hole 12, due to their incompatibility with the new design. This replanting required two specialized companied contracted by the proprietor to this specific effect (Dr. Arbol and Cespesol). Additionally, 3 weeks were needed to carry out innumerable preliminary work in order to prepare root balls, grading for crane access, construction of reservoirs and installation of pumps for diverting watercourse, etc., tasks entrusted to the main contractor Garden & Golf. Replanting was adequately carried out thanks to the effort made by all teams involved, being the araucarias at present under the supervision of Dr. Arbol, who visits the course weekly to check them. 3.        WORK PROGRESS AS PLANNED.

The charts in this chapter show the evolution of the different construction works included in this project. It shows the progress of the different works grouped in chapters compared with the schedule initially foreseen. It shows also the percentage of work already executed at any given certification date and the delay or advancement attached to them.

The chart below shows the amount of work executed by the 1st of November. Work completion is advanced in chapters such as demolition, earth moving and replanting and there is a delay in starting drainage and bridges construction works. Given that these items are delayed for reasons beyond the work control and that they will start during the winter season, their execution will take more time than foreseen because of the rainy season, which in principle does not have to affect the general planning programme. The rain forecast for the next 3 months will affect the speed at which the delay is absorbed.
