Recebos de mantenimiento - Maintenance topdressing

Los días 3 y 4 de Noviembre de la siguiente semana procederemos al recebo ligero de greenes de todo el campo y al recebo de collares y tees de los nueve primeros hoyos.
El recebo es una labor importante para eliminar el colchón que de forma natural generan los céspedes. Dicho colchón crea problemas tales como greenes blandos, rapadas en la siega, enfermedades y plagas, susceptibilidad al estres, mal drenaje... Nuestra filosofía de mantenimiento intenta hacer recebos ligeros y frecuentes evitando molestias a los jugadores.

The following week, the 3rd and 4th of November, all the greens will be lightly topdressed, and the tees and collars of the front nine as well.
Topdressing is an important cultural practice to reduce the thatch that naturally develops in our golf courses and lawns. An excessive thatch layer results in spongy greens, scalping problems when mowing, increase of disease and pest pressure, many stress susceptibility, bad drainage... Our mainenance filosofy tries to topdress light and frequent to affect players the least.

REFURBISHMENT HOLES 10 - 18 - PROGRESS (OCTOBER 1ST, 2014)



The Project comprises the comprehensive refurbishment of holes 10 to 18 of Real Club de Golf Las Brisas. This Project continues the complete renewal and redesign process of the 18 holes that started in 2012 with the first nine holes.
The refurbishments of the course started with the modification of the holes commissioned by the Kyle Phillips Golf Course Design, whose design aims at improving the competitiveness of the course and adapt it to the present playing condition. The course modification implies a complete renovation of all course elements (greens, tees, fairways, rough, etc.) and also of all services and infrastructure (drainage, electricity, paths, etc.), which deteriorated over the years.



2.     PROGRESS REPORT.

The commencement of the Works originally foreseen for the 1st of September 2014, suffered a 15-day delay caused by the local administration while processing the documentation, as this was needed to obtain the work permit. It prevented the machinery from starting with the works as planned.
The ground started to be moved on the third week of September. It was planned that Garden & Golf Portugal started the ground moving works 15 days before the arrival of the Shaper, Mr Dave Smith, which was impossible due to the initial delay, therefore these works were carried out by Dave instead. 
After the first certification by the contractor, corresponding to the first 15 days of September, and having checked the data and compared it with the one provided by the surveyor of the project and site management, we have observed that the initial 15-day delay was slightly recovered during the last 15 days of the month.
Generally speaking, the progress on stripping and ground moving agrees with the agenda, and there only exists a delay at the commencement of the cleaning works of lake 18.
2.2.         STRIPPING.
One of the initial works was the stripping of the first 10 cm of the existing ground of the golf course, consisting of eliminating most part of the reproductive elements of Kikuyu. Initially this control was to be carried out by applying a series of herbicides and disinfectants, but these works were cancelled during the drafting phase due to changes in the legislation that made the elimination of the 10 cm of the ground the first option.




By the 1st of October holes 10, 13 and 14 were almost completely cleared, which together with some areas of holes 11 and 18, represents 25% of the total surface included in the project.

Some areas under the trees situated in their original location were not cleared up, as these were fenced not to damage their superficial roots while being removed. These areas under the trees will be treated individually to ensure that Kikuyu grass does not reappear.
2.3.         DEMOLITION.
Demolition comprises the removal of infrastructures, i.e. bridges, paths and edifications and also playing items such as greens, tees and bunkers.

After completion of the first certification, more tan 50% of the existing greens and bunkers have been demolished, i.e. those of holes 10, 13, 14, 15 and 18.

2.4.         SHAPING.
As already explained, the delay of 15 days, a period in which it was foreseen to advance ground moving for the shaper to undertake shaping, made impossible to shape additional areas that could have been finished and included in the first certification. However, hole 10 has already been shaped (including green complex) but not the tees; the tees of holes 11 and 16 and also the green complex of hole 15.

The initial works comprise the disassembly of irrigation items such a satellites and pumps, together with the identification and excavation of old plumbing connections of the main pump for their elimination. At the certification date, all satellites were dismantled and given to the owner to keep them until new set-up and most plumbing connections are identified with a view to eliminating them.


2.6.         LANDSCAPING.
Some replanting was done in September, which allowed us to advance some of the planned works. Palm replanting will continue as soon as Kyle Phillips confirms the final location and this operation should not be delayed, as high temperatures are needed for successful replanting.


There is not enough room for olive trees at their final location, therefore a half-way nursery has been arranged on the fairway of hole 12 to move them from areas with ground moving to other sites before positioning them at their definitive place.


 
At Real Club de Golf Las Brisas we have respect for the trees, two araucaria trees were in need to be moved for security reasons, holes then move away from the out of bounds having less probabilities of balls going in houses beside. RCGLB hired Dr. Arbol that used ®Treeplatform system to move trees that weight more than 100 tons each using a 700 ton crane. The operation took 24 hours distributed through two days and mobilised over 20 people-operators. Garden & Golf, Eurogruas and tree specialist Dr. Arbol owner of the patented ®Treeplatform system.

3.     WORK PROGRESS AS PLANNED.
This chapter includes charts that show the evolution of the different construction works of this project.
The first chart shows the evolution of the different works grouped in chapters and compared with the schedule initially foreseen. It shows the percentage of works already carried out at any given certification date and the delays or advancements attached to them.



The first chart shows the works executed during the first 15 days where we can observe an evolution that agrees with the scheduled time for all chapters except for the works of lake 18. This is very positive, as it seems that the 15-day delay will possibly be naturally compensated during the coming months.
There are items presenting a faster evolution of the works, i.e. demolition of greens or bunkers, elimination of a 10 cm layer of contaminated material, and activity to extract topsoil. The last two works are voluminous; therefore the advancement is worth mentioning.
Only the works at lake 18 did not start as originally planned. It was decided to postpone them because of a series of matters related to the local administration. However, the delay shown by the chart is presently not causing great concern.

PROGRESOS - REFORMA HOYOS 10 AL 18 (1 . OCTUBRE . 2014)


    1.     DESCRIPCIÓN DEL PROYECTO.

El proyecto comprende la reforma integral de los hoyos 10 a 18 del Real Club de Golf Las Brisas. Este proyecto es continuación del proceso de reforma y rediseño integral de los 18 hoyos, iniciados en 2012 con los primeros 9.

La reforma del recorrido parte de la modificación de los hoyos encargada por La Propiedad Kyle Phillips Golf Course Design, quien con su rediseño pretende mejorar la competitividad del recorrido, adaptándolo a las condiciones de juego actuales. Esta modificación del recorrido, implica una renovación integral de todos los elementos que componen las superficies de juego (green, tees, calles, rough, etc), así como de los servicios e infraestructuras (drenaje, electricidad, caminos, etc) que tras el paso de los años estaban muy deterioradas o inservibles.






    2.     DESCRIPCIÓN DEL AVANCE DE LOS TRABAJOS.



2.1.         GENERAL.

El comienzo de la obra que inicialmente estaba previsto para el 1 de Septiembre de 2014, ha sufrido un retraso inicial de 15 días debido una demora por parte de la administración local en la tramitación del expediente del proyecto, paso previo a la obtención de la licencia de obra. La ausencia de permiso para iniciar la obra ha impedido que las máquinas pudieran empezar con los trabajos planificados.

La tercera semana de Septiembre sí se ha empezado a trabajar ya en los movimientos de tierra. La previsión del proyecto contemplaba que Garden & Golf Portugal Lda iniciara los movimientos de tierra 15 días antes de la llegada del Shaper Mr. Dave Smith, pero este retraso inicial ha impedido que se pudiera conseguir dicho adelanto de trabajos, obligando a que parte de los movimientos de tierra iniciales los haya realizado Dave.

Tras la presentación de la primera certificación del contratista correspondiente a los 15 días de Septiembre y habiendo contrastado dichos datos con los tomados por el topógrafo de la Dirección Facultativa, se ha comprobado que el retraso inicial de 15 días se ha recuperado ligeramente en los 15 días restantes del mes.

De forma general, el avance en desbroce y movimiento de tierras se encuentra conforme a lo planificado, existiendo solo un retraso en el inicio de los trabajos de limpieza en el lago 18. 




2.2.         DESBROCE.



Uno de los trabajos iniciales es el desbroce de los 10 primeros centímetros de suelo existentes en el campo, cuyo objetivo es retirar la mayor cantidad posible de elementos reproductivos de la mala hierba Kikuyu. Inicialmente este control se iba a realizar mediante la aplicación de diferentes herbicidas y desinfectantes, estrategia que quedó anulada durante la fase de redacción de proyecto por cambios en la legislación, y que situó como primera opción la retirada de estos 10 cm de suelo.

A fecha de 1 de Octubre, se encuentran desbrozados casi en su totalidad los hoyos 10, 13, 14, así como parte de los hoyos 11 y 18, lo que representa un 25% de la superficie total a retirar en proyecto.




Existen zonas que se han dejado sin desbrozar bajo árboles que permanecen en su localización original, y que han sido protegidos mediante la instalación de vallas con el objetivo de no ocasionarles un daño en las raíces superficiales de los mismos durante el proceso de retirada. Estas zonas bajos los árboles serán tratadas de forma individual para asegurar un control máximo en cuanto al rebrote de kikuyugrass. 



2.3.         DEMOLICIONES.

Las demoliciones comprenden tanto la retirada de infraestructuras como puentes, caminos y edificaciones como la retirada de elementos de juego como greens, tees y bunkers.

Una vez cerrada la primera certificación se han demolido más del 50% de los greens y bukers existentes, concretamente los de los hoyos 10, 13, 14, 15, y 18.




2.4.         MOLDEO.

Como se ha comentado previamente, el retraso de los 15 días en los que se tenía planificado avanzar movimientos de tierra al shaper para moldeo, ha impedido moldear algunas zonas adicionales que podrían haberse concluido para esta primera certificación. No obstante, a fecha de 1 de Octubre se ha moldeado el grueso del hoyo 10 (incluyendo green complex) a falta de los tees, los tees del 11 y tees del 16, así como el green complex del hoyo 15.

2.5.         SISTEMA DE RIEGO.

Los trabajos iniciales del sistema de riego comprenden el desmontaje de elementos de riego como satélites e hidrantes, así como la identificación y excavación de acometidas antiguas en la tubería general para su anulación. A fecha de certificación se han desmontado y entregado a La Propiedad todos los satélites para su custodia hasta nuevo montaje, y se han descubierto la mayor parte de acometidas para su posterior anulación.




2.6.         PAISAJISMO.

En cuanto al capítulo de paisajismo, en el mes de Septiembre se han realizado algunos trasplantes, que se han podido adelantar un poco respecto a lo planificado. La continuación del trasplante de palmeras está a la espera de que Kyle Phillips indique al Project Manager la ubicación definitiva de las mismas, operación que no debería retrasarse mucho ya que el éxito de trasplante aumenta con temperaturas altas.




Con respecto a los olivos, no existe actualmente suficiente espacio en las ubicaciones definitivas por lo que ha sido necesario crear un vivero intermedio en la calle 12, que permita extraerlos de zonas en las que estorban al movimiento de tierras y situarlos temporalmente en otra zona hasta su movimiento a ubicación final.


Con respecto a las dos grandes araucarias que se han trasplantado para garantizar que el diseño del hoyo 15 sea mas seguro. El club ha contratado a Dr. Arbol que ha utilizado el sistema ®Treeplatform para mover dos Araucarias que pesaban mas de 100 cada una con una grúa que pesaba más de 700 toneladas. La operación se llevó a cabo en 24 horas distribuidas a lo largo de dos días y para esta operación se movilizaron más de 20 personas. Garden & Golf, Eurogruas y los especialistas en árboles "Dr. Arbol" son propietarios del sistema patentado ®Treeplatform.


 
    3.     EVOLUCIÓN DE LOS TRABAJOS SEGÚN PLANIFICACIÓN.

En el presente capítulo se incluyen gráficas en las que se representa la evolución de los distintos trabajos de construcción del proyecto.

En la primera gráfica se observa la evolución de los diferentes trabajos agrupados por capítulos, respecto a la planificación inicial prevista. De esta forma, se puede observar qué porcentaje de cada trabajo se ha ejecutado en la fecha de la certificación correspondiente y si éste acumula o no retrasos respecto a su planificación original. Así mismo, es posible identificar otros trabajos que se hayan iniciado antes de lo planificado por lo que supondrían un adelanto respecto a lo planificado.

En esta primera gráfica que recoge los trabajos ejecutados en los primeros 15 días de obra, se observa una evolución acorde a las fechas planificadas en todos los capítulos salvo en el que corresponde a los trabajos en el lago 18. Esto es muy positivo porque hace indicar que el retraso de 15 días ocasionado por la demora en el inicio, será probablemente compensado durante los próximos meses de forma natural.




Existen partidas en las que se observa una ejecución de los trabajos más rápida de lo previsto como pueden ser la demolición de greens o bunkers, la retirada de los 10 cm de material contaminado y la extracción de tierra vegetal, siendo estos 2 últimos trabajos más voluminosos por lo que este avance sí merece ser mencionado como un adelanto.

El único trabajo que no se ha podido iniciar conforme a lo planificado son los trabajos del lago 18. Por diferentes motivos relacionados con la administración local, se decidió retrasar el inicio de estos trabajos, que aunque sobre la gráfica representen un retraso no preocupan en exceso a día de hoy.
